Flood Cleanup & Flood Damage Restoration in Flagstaff, AZ

Monsoon storms, fast spring snowmelt and runoff from burn scars send muddy water into garages, crawl spaces and lower floors. Flood water is dirty water, and the cleanup has to treat it that way.

Why Flagstaff floods: monsoon, snowmelt and burn scars

Flagstaff does not look like flood country, but it has three reliable ways to put water in a house.

  • Summer monsoon storms. From about July through September, afternoon thunderstorms can drop an inch of rain in under an hour. Streets, washes and the Rio de Flag can run fast and muddy, and water finds low garages, window wells and crawl space vents.
  • Spring snowmelt. A big winter followed by a warm spell or rain on snow sends meltwater across frozen ground that cannot absorb it. Lots that drain toward the house, especially on hillsides, take it into basements and crawl spaces.
  • Runoff below burn scars. After the Schultz Fire in 2010, flooding off the burned slopes hit homes in the Timberline and Doney Park area. Monsoon flooding below the Museum Fire scar on Mount Elden reached east Flagstaff neighborhoods in 2021, and the Pipeline Fire in 2022 raised the risk again on the east side of the Peaks. Burned soil sheds water like pavement and carries ash, mud and debris.

If your home sits below a burn scar or along a wash, it is worth knowing where your water and power shutoffs are before monsoon season starts.

Flood cleanup step by step

Flood cleanup follows the same backbone as any water removal job, with extra steps because outside water carries soil, bacteria, fuel and debris.

  1. Safety check. Power to flooded areas is shut off by the panel or the utility. Gas appliances that sat in water are not relit until checked.
  2. Pump-out. Submersible pumps clear standing water from basements, garages and crawl spaces in stages.
  3. Mud-out. Silt and debris are shoveled and squeegeed out before it dries into a hard layer.
  4. Removal of porous materials. Carpet, pad, insulation and drywall that touched flood water are cut out and bagged. With flood water, the industry standard treats these as unsalvageable.
  5. Cleaning and sanitizing. Hard surfaces, framing and concrete are washed and treated with an antimicrobial.
  6. Drying. Dehumidifiers and air movers run until framing and subfloor reach dry readings, the same way as water mitigation.

Crawl spaces and basements

Much of Flagstaff's housing sits on crawl spaces rather than full basements. Water that gets under the house can stay there for weeks because nobody looks. Signs include a damp, earthy smell indoors, cupping floors, or higher humidity readings than usual. A crawl space flood cleanup usually means pumping from the low corner, pulling the wet vapor barrier and any fallen insulation, sanitizing and then drying with a dehumidifier ducted into the space before a new barrier goes down.

Basements are less common but show up in older downtown homes and in hillside houses with walkout lower levels. They flood through window wells, floor drains and foundation cracks. If your basement has a sump pit, the pump is the first thing to check.

Flagstaff sump pump repair and backup

Not many Flagstaff homes have sump pumps, but the ones that do usually need them badly: lower levels on a slope, homes near washes, and houses below burn scars. Sump pump repair itself is plumbing work. Common failures are a stuck float switch, a burned-out motor after running through a long storm, a frozen discharge line in winter, or a power outage during the storm that caused the flood.

  • Test the pump before monsoon season by pouring a bucket of water into the pit.
  • Make sure the discharge line drains away from the foundation and cannot freeze solid in winter.
  • Consider a battery backup if your area loses power in storms.
  • If the pump failed and water came in, document the failed pump; some policies cover sump overflow only with a specific endorsement.

Flood damage and insurance

Here is the hard part: standard homeowners policies usually exclude flood, meaning surface water from outside that rises and enters the home. Flood coverage comes from a separate policy through the National Flood Insurance Program or a private carrier, and it usually has a waiting period before it takes effect. Water that backs up through a drain or sump may be covered only under a water backup endorsement.

Water that enters from above, such as rain through a damaged roof, is usually treated differently from rising flood water. The ceiling water damage page covers that case. Because the wording matters so much, take photos of the water line, the source and the path the water took, and let the adjuster see the moisture map before materials are hauled away.

Flood cleanup cost in Flagstaff

Pumping and mud-out of a garage or crawl space often runs $800 to $2,500. Flood cleanup of a finished lower level with demolition, sanitizing and drying commonly lands between $2,500 and $8,000. Rebuild costs come after that. Prices climb with depth, how long water sat, how much mud came in and whether contents need to be moved, cleaned or thrown out.

Flood water left more than a day or two in a warm month raises the odds of mold. If cleanup was delayed, ask for a check under the mold remediation scope before walls are closed.

Protecting your home before the next storm

  • Grade soil and landscaping so it slopes away from the foundation for the first several feet.
  • Extend downspouts well away from the house, and keep gutters clear of pine needles before monsoon season.
  • Install window well covers and check that crawl space vents are not at ground level where runoff collects.
  • If you live below a burn scar or along a wash, ask Coconino County about sandbag locations and flood alerts, and keep valuables off lower-level floors from July through September.

Flagstaff and Coconino County have both invested in flood mitigation projects since the post-fire floods, but individual lot drainage is still up to the homeowner. A few hours of yard work in spring is far cheaper than any of the numbers above.

Flood Cleanup & Flood Damage questions

Is flood damage covered by homeowners insurance?+

Usually not. Surface flooding from outside is typically excluded and needs a separate flood policy. Drain or sump backup may need a water backup endorsement.

Can carpet be saved after a flood?+

Carpet and pad soaked by outside flood water are normally discarded because the water carries bacteria and soil. Carpet wet from a clean indoor pipe is a different story.

How long does flood cleanup take?+

Pump-out and mud-out often take a day. Drying usually runs three to seven days, longer for crawl spaces or deep basement floods.

Does Flagstaff really flood?+

Yes. Monsoon storms, snowmelt and runoff from burn scars such as the Schultz and Museum Fires have all flooded Flagstaff homes in recent years.

Who fixes a broken sump pump?+

A plumber repairs or replaces the pump. A restoration crew handles the water and drying. Many homeowners call both the same day.
